Buying a Home? Have a Home Inspection Done First

If you are buying a home, you want to make sure it does not have problems. One way to do this is to hire a company to do a full home inspection of the home. Ask the owner as they may have already done this. If not, find a home inspection company in your area to perform this service for you. Below is information on what they do during the inspection.

Inspect the HVAC Unit

The home inspection contractor will look at the HVAC unit system. Even if it is in the middle of summer, they will turn the heater on to ensure it is working properly. They will also check the air conditioning to ensure it is working. This is important, as some heating and cooling problems can be very expensive. The HVAC unit or other heating system may be old and need to be replaced before you move in.

The home inspection contractor will also check the thermostat inside the home. The thermostat may be very old and need to be replaced with an upgraded model. The contractor will go outside to inspect the HVAC unit to look for any type of damage.

Check Plumbing

The home inspection contractor will check all plumbing in the home. They will inspect all faucets to make sure there are no leaks, and will look for how hard the water comes out of the faucet and how long it takes for the water to turn hot.

The inspection contractor checks under the bathroom and kitchen sink to look at the pipes. They will ask the homeowner what kind of pipes they have. If the home is older, it may also have older pipes; if so, you may want to consider having the plumbing replaced before you move in. The inspection contractor will ask the current homeowner about plumbing problems they have had in the past, such as constant clogs in toilets or faucets.

Inspect Electricity

Another thing a home inspection company inspects is the electrical system. This is an important part of the inspection because electrical problems can get dangerous. The contractor will check the circuit panel and look at the circuit breakers to ensure everything looks in order.

The inspection contractor will turn all lights on and off in each room and will check all electrical outlets to ensure they are working properly. There are many electrical problems that can quickly be repaired. There are other problems, however, that are much more expensive and will take longer to fix.
